This Privacy Policy explains how Messy Title STL ("we," "us"), operated by ST 1724, LLC, handles information you provide through messytitlestl.com (the "Site"), by phone, text or email. By using the Site, you agree to this policy.
Information we collect
- Information you give us. When you fill out a form on the Site, we collect what you enter, such as your name, phone number, email address, property address, your relationship to the property, the property's situation and condition, and any notes you choose to include. We also receive information you share when you call, text or email us.
- Technical information. Our website host, Netlify, processes basic technical data (such as IP address, browser type and pages requested) to deliver the Site, protect it from abuse and filter spam form submissions. The Site does not currently use advertising cookies or third-party analytics. If that changes, we will update this policy.
How we use information
- To respond to your inquiry and contact you about your property.
- To research the property's ownership, title, tax status and value so we can explain your options or make an offer.
- To complete a transaction if you decide to move forward.
- To keep records, comply with legal obligations, and protect against fraud and spam.
How we share information
We do not sell or rent your personal information. We share it only:
- with service providers that help us operate, such as our website host and email provider, who may use it only to provide their services to us;
- if you choose to move forward with a transaction, with the parties needed to complete it, such as a title company, closing attorney or escrow agent;
- with your permission, such as with your attorney or another family member you ask us to work with; and
- when required by law or to protect our rights, or in connection with a sale or reorganization of our business.
Phone calls and text messages
If you give us your phone number, we may call or text you about the property you asked about. We do not send marketing text messages without your consent, and you can tell us to stop contacting you at any time. Message and data rates may apply to texts.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Public records
Much of our work involves public records, such as recorded deeds, probate files, court records and tax records. Those records are available to the public and are not controlled by this policy.
Data retention and security
We keep information as long as reasonably needed for the purposes above and for our business and legal records. We use reasonable safeguards to protect it, but no method of transmission or storage is completely secure.
Your choices
You may ask us to access, correct or delete the personal information you have provided, or to stop contacting you, by emailing justin@st1724llc.com or calling (314) 226-8616. We may need to keep some information to comply with legal obligations or complete a transaction you've entered into.
Children
The Site is intended for adults and is not directed to children under 13. We do not knowingly collect information from children.
